Services

Buyer and tenant representation across multifamily, retail, and office.

I represent buyers and tenants first — multifamily investors acquiring assets, retail and restaurant operators finding space, and other commercial buyers and tenants across the corridor. Here's exactly what each engagement covers.

    Multifamily Acquisition Representation

I represent multifamily investors on the buy side — defining investment criteria, sourcing opportunities that fit, underwriting the numbers, and negotiating the acquisition through to closing. Most of my multifamily clients are scaling from smaller holdings into larger assets, and I help structure each acquisition as part of that broader portfolio strategy, not a standalone deal. Sell-side representation for owner-investors is also available when the numbers call for it, but acquisition representation for buyers is where most of my multifamily work happens.

For: multifamily investors acquiring properties (sell-side representation also available)

    Retail & Restaurant Tenant Representation

For retail and restaurant operators, I provide full tenant and buyer representation — defining the real requirement, searching the corridor for sites that fit, touring and evaluating the options, and negotiating the lease or purchase. This is representation for the business, not just a real estate transaction — site selection decisions affect how a concept performs for years. Office tenants and buyers receive the same representation as a secondary focus.

For: retail and restaurant tenants and buyers (office tenants and buyers also represented)

    Office & Commercial Buyer Representation

When a business is ready to buy or lease the space it operates from, I represent the buyer or tenant through the entire process — from identifying the right building to negotiating price and terms to closing. This applies most often to office space, but covers any commercial property type a business owner is purchasing or leasing for its own use.

For: business owners and office buyers/tenants purchasing or leasing their own space

    Property types

How each asset type plays out in practice.

Here's how each asset type plays out across the corridor in practice.

    Multifamily

Multifamily acquisitions move on rent rolls, unit mix, and cap rate. As your buyer's representative, I underwrite deals the way lenders and sophisticated investors do, so you're negotiating from strength.

    Retail

Retail and restaurant real estate is about traffic, visibility, and the specifics of a trade area — the same building can be a great fit for one concept and wrong for another.

    Office

Office decisions — whether leasing or buying — come down to layout, parking, and how the space supports the way the business actually operates day to day.

    How an acquisition moves

The Multifamily Acquisition Process, Start to Close.

    1. 1

      Investment criteria & sourcing

We define exactly what you're looking to acquire — asset size, unit count, submarket, cap rate target — then source opportunities that match, on-market and off.

    2. 2

      Underwriting & offer strategy

Every opportunity gets underwritten against your criteria before an offer goes out, so you're negotiating from a position of knowing the numbers cold.

    3. 3

      Negotiation & due diligence

I negotiate price and terms on your behalf, then manage due diligence — inspections, financing contingencies, lender coordination — so nothing catches you off guard.

    4. 4

      Closing & portfolio strategy

Every acquisition gets placed in the context of where it fits in your broader portfolio, not treated as a one-off transaction.

    Frequently asked questions

What is the difference between multifamily acquisition representation, tenant representation, and buyer representation for owner-users?

Multifamily acquisition representation is buy-side representation for investors acquiring multifamily assets. Tenant representation is representation for retail, restaurant, and office tenants searching for and negotiating space. Buyer representation for owner-users is representation for business owners purchasing the space they operate from, rather than leasing it.

Does James Chapa work with retail and restaurant tenants specifically?

Yes — James Chapa represents retail and restaurant operators on site selection, touring, evaluating options, and negotiating the lease, in addition to office tenants.

How does James Chapa help a multifamily investor evaluate a potential acquisition?

James Chapa underwrites each opportunity against the investor's stated criteria — rent roll, unit mix, and cap rate — before it goes to offer, so decisions are made on real numbers, not a listing description.
